Construction Accountant, San Juan Capistrano, California

Under the direction of the Controller, the Construction Accountant will be responsible for professional level accounting work in the maintenance and review of fiscal records. The position requires knowledge of basic accounting principles and accounting functions. You will be responsible for the general ledger, job cost, bank reconciliations and accounts payable. Day in The Life
Under the direction of the Controller, the Construction Accountant will be responsible for professional level accounting work in the maintenance and review of fiscal records. The position requires knowledge of basic accounting principles and accounting functions. You will be responsible for the general ledger, job cost, bank reconciliations and accounts payable. Additional responsibilities include performing monthly closings, maintenance of accounting files, and preparation/organization of various financial forms, reports, and financial analyses, etc. You may be asked to assist with ad-hoc projects and general office support tasks when necessary.

Your Role & Responsibilities:
We want you to be successful in your role. Here is what we expect in your position: · Handle and process all aspects of construction payables, including coding and maintenance of the job cost chart of accounts · New Vendors set up and correspondence with vendors and respond to inquiries · Create purchase order (PO), review and reconcile invoices submitted · Set invoices up for payment with detailed memo and descriptions · Produce weekly reports for project status and analysis · Bill Payments via checks and ACH upon approval · Monitor accounts to ensure payments are up to date · Research and resolve invoice discrepancies and issues · Follow month-end Reconciliation Procedures · Assist in preparation of monthly draw requests to the lenders · Monthly review of job cost activity ensuring consistent and proper coding

You’ve Accomplished:
The successful candidate should preferably have a bachelor’s degree (B.A.) from a four-year college or university in Accounting and a minimum of 3 years of professional accounting experience. · Considerable knowledge with basic accounting principles (i.e. journal entries, debits, credits, etc.) and accounting functions. Job cost and construction experience will be key for this position. · Background in construction accounting and construction accounting software · Advanced knowledge of QuickBooks is a big plus · Organized and detail oriented · Prioritizing and time management skills · Attention to accuracy and efficiency · Confidentiality · Good written and oral communication skills · Ability to work independently and complete duties and projects with little direct supervision · Problem-solving skills · Proficient with Excel, Word and Outlook applications · Teamwork and flexible · Ability to work under pressure in meeting deadlines

Property Manager, Winter Haven, Florida

Under the direction of the Director of Asset Management, the Property Manager will be responsible for the day-to-day operations of their assigned residential property portfolio of approximately 60 single-family homes. Additional homes will be added to the portfolio over time. The essential role of the Property Manager position is managing tenants; from finding the tenants and dealing with complaints to initiating evictions, handling move outs and ensuring the property is tenant ready. This is a Full-Time position with a typical schedule of Monday through Friday, 8:00 am – 5:00 pm. Availability to work a flexible schedule including evenings and weekends as needed and the ability to be on call for emergencies.

Your Role & Responsibilities:
We want you to be successful in your role. Here is what we expect in your position: • Manage a portfolio of single-family residential homes in accordance with company objectives and metrics. • Recommend and implement aggressive marketing plans to attract potential residents. Utilizes consultative sales approach to cultivate prospective residents and understand their needs. Lease-up experience preferred. • Manage resident and property related issues as they arise and document in specified property management system. • Provide exceptional customer service at all times by attending to resident move ins, move outs, calls and requests immediately in compliance with company policy and practice • Manages the rent collection process including tenant follow up, legal notices and evictions as needed. • Responsible for assessing condition of properties and managing any repairs needed • Ability to find reliable vendors, negotiate pricing and maintain a strong working relationship between all parties. • Accurately prepares all lease-related documentation, which includes move in, collection, renewal and move out information and documentation • Manages all electronic record keeping, including lease files for the residents in the assigned area; ensures file management quality control • Plans, coordinates and participates in monthly resident retention events • Perform other duties as assigned. • The ability to multitask, consistently follow up, troubleshoot issues and work well under pressure is critical to success. • Adheres to and assures compliance with Standards of Conduct, company policies and procedures and all applicable rules, regulations and standards as promulgated by Federal, State and accrediting agencies or regulating bodies. This includes, but is not limited to, Department of Housing, Fair Housing, and other applicable regulatory agencies.

You’ve Accomplished:
The successful candidate should preferably have a minimum of 2+ years of single-family rental experience or 5+ years of property management industry experience. • Knowledgeable in Florida landlord/tenant and fair housing laws • Strong verbal and written communication skills • Excellent problem-solving, conflict negotiation and relationship management skills • Ability to work collaboratively with team members. • Ability to thrive in an informal, yet fast-paced environment. • Aptitude with computers, MS Office and internet; ability to conduct business remotely • Active Florida Real Estate License required; Broker License preferred • Propertyware knowledge a plus • Must possess a valid driver’s license and be able to travel via own vehicle within assigned area • Must be willing to use personal cell phone and computer
